Installing cameras in a rented shop
Yes, with the landlord's agreement on anything that involves drilling or external fixing. Ask before the survey rather than after. Choose a system you can remove and take with you — surface trunking rather than chased cable, and a recorder that is not built into the fabric.
Get it in writing
A short written note from the landlord covering external fixings and cable routes avoids an argument at the end of the tenancy. Most landlords agree readily; the problem is only ever that nobody asked.
Install to be removable
Surface trunking, screw fixings you can fill, and a recorder on a shelf rather than in a built-in cupboard. It costs nothing extra at install and saves a dispute later.
Who owns the footage
You do, as the operator of the system. Make sure the admin login is yours and not the landlord's or the installer's.
Moving it later
We remove and refit systems when tenants move, which is much cheaper than buying again. Keep the original boxes and brackets if you can.
Can I install CCTV in a rented property?
Will drilling for cameras lose my deposit?
Not if you agreed it first and the fixings are made good on exit. Filling and painting a handful of screw holes is routine. Doing it without permission is what causes problems.
Can I take the system with me?
Yes, if it was installed with that in mind. Tell us at survey that the premises is rented and we will specify accordingly.
